POSITION SUMMARY:  This position is responsible for ensuring that all construction within the county complies with applicable building codes and ordinances.

MAJOR DUTIES:

  • Inspects residential and commercial construction projects such as new homes, improvements, and remodels to ensure work conforms to building, plumbing, mechanical, and electrical codes, zoning ordinances, and related regulations and directives.

  • Acts as the county’s senior review official on all zoning, subdivision, variance, and conditional use applications.

  • Reviews proposed construction and remodeling plans and other data to approve or deny applications for building permits; advises building permit applicants by phone or in person as to whether their proposed plans conform to building codes and regulations.

  • Advises building permit applicants of the types of plans that must be submitted for proper review.

  • Responds to questions and complaints from contractors, engineers, architects, designers, and the general public; advises building permit applicants of recourse available to resolve problems encountered during the review process.

  • Interprets codes and informs applicants of building code and zoning ordinance requirements.

  • Provides technical assistance to assigned staff as necessary.

  • Issues building permits.

  • Prepares and maintains all required reports and records.

  • Performs other related duties as assigned.

 KNOWLEDGE REQUIRED:

  • Knowledge of relevant county construction and housing codes, construction and trade codes, subdivision regulations, and zoning ordinances.

  • Knowledge of the principles and practices of commercial and residential construction.

  • Knowledge of county planning and zoning principles and practices.

  • Knowledge of construction industry standards.

  • Knowledge of relevant state and federal laws and regulations.

  • Knowledge of records maintenance procedures.

  • Knowledge of the geography of the county, including subdivisions and road and street names.

  • Skill in operating standard office equipment such as a computer and calculator.

  • Skill in detecting structural faults.

  • Skill in reading blueprints and other technical diagrams such as plats, site plans, soil erosion and sedimentation control plans, maps, and building plans.

  • Skill in interpreting and applying zoning regulations.

  • Skill in report preparation and records maintenance.

  • Skill in supervising the work of others.

  • Skill in public and interpersonal relations.

  • Skill in oral and written communication.
